Det går dock att låna till kontantinsats genom att ta ett så kallat topplån. Det är ett blancolån utan säkerhet. Eftersom banken saknar säkerhet är topplånet belagt med högre ränta än hypotekslånet (bottenlånet). Det är därför viktigt att ha en plan för att amortera av topplånet snabb om du väljer att låna till kontantinsatsen.
Med en snabb avbetalning av topplånet minskar du tiden banken tar ut den högre räntan. Strunta i att amortera av på bottenlånet så länge du har kvar ditt topplån. Bottenlånet som är belagt med lägre ränta kan du vänta med att amortera av på till dess att det dyrare topplånet är avbetalat. Där ser du. Det går bra att låna till kontantinsats och på så sätt fullbelåna sin nyköpta bostad.

Huruvida det är bra eller dåligt att låna till kontantinsatsen beror lite på din ekonomiska situation samt var du köper bostad. Om du har råd att betala kontantinsatsen med egna sparade pengar är det såklart att föredra. Då slipper du den högre räntan som topplånet innebär. Om du däremot inte har pengar till de 15 % av bostadens marknadsvärde som utgör kontantinsatsen så har du inte många val utöver att ta ett lån. Ett alternativ kan vara att låna pengar av sina föräldrar. Antingen kan de lösa kontantinsatsen kontant åt dig, eller så har de själva en bostad de kan belåna ytterligare. Om deras hus eller lägenhet är fullt eller delvis avbetald kan det finnas tillräckligt utrymme att öka på bottenlånet. Dessa pengar kan sedan användas för att fullbelåna din nya bostad med samma lägre ränta som du har på ditt bottenlån.
Det är inte dåligt att låna till kontantinsats, men du bör noga räkna på de ökade kostnader det kan innebära. Se till att ha en god marginal för att ha utrymme för stigande bolåneräntor i framtiden.
@Sam I know what your saying there . In the current economy its difficult to find a career that pays good and is stable . I have found that if you just work hard and are consistent you can go places .
